  Each Unit Owner shall inform the Association of any and all necessary maintenance, repairs and replacements related to the Limited Common Elements and Real Estate appurtenant to his Unit.
  All such maintenance, repairs and replacements shall be furnished by the Association, the costs of which shall be the sole expense of the Unit Owner benefited thereby.
  Maintenance of repairs to and replacements within the Common Elements shall be the responsibility of and shall be furnished by the Association.
  Each Unit Owner, at his own expense, shall furnish and be responsible for all maintenance of repairs to and replacements within his Unit.
